CITY OF WAUKEE: 40-Acre "KeeTown Loop" Entertainment District Taking Shape

City of Waukee issued the following announcement on June 16.

In 2020, the Waukee City Council approved a 40-acre development to be located along Grand Prairie Parkway in Waukee with plans of bringing entertainment, shopping, nightlife and restaurants to the rapidly growing area. The dream of having an easily accessible district to provide a safe area for entertainment and recreation will become reality under the namesake ‘KeeTown Loop’”. KeeTown Loop will quickly become a premier entertainment district and will bring regional visitors and opportunities to Waukee upon its opening in 2023.

Even with the nation still recovering from the impacts of COVID-19, ownership remains optimistic that the grand opening and unveiling to the public of KeeTown Loop will occur in the fall of 2023. Waukee is an area that is experiencing tremendous growth, with approximately six new people per day now calling it home. This entertainment district will serve as a much anticipated attraction for families and individuals of all ages.

“As Waukee continues to grow as a community, entertainment and leisure options become key to quality of life,” said Waukee Mayor Courtney Clarke. “KeeTown Loop checks many boxes for our residents and visitors alike, and we are excited to see it emerge in the already thriving Kettlestone Development.”

KeeTown Loop plans to include a 3,500-seat live entertainment venue as the centerpiece, which will host approximately 150 events per year and will bring 350,000 people to Waukee annually. 

A 125-room, Marriott-branded hotel will also call KeeTown Loop home, along with another hotel in close proximity. The two hotels will enhance the vibrant community of Waukee and will provide much needed lodging to keep the community on pace with some of the best cities in the country. For individuals and families looking to live near the action of the district, a 100-unit, mixed-use apartment complex will also be constructed by spring 2023. To support the project, the City of Waukee is proceeding forward with improvements at the intersection of Grand Prairie Parkway and Ashworth Road to address existing as well as additional traffic that will be generated by the KeeTown Loop development.

This project is being made possible through the efforts of an experienced team of developers that have come together to create an entertainment destination offering an experience unique to Iowa. KeeTown Loop is positioned to see sustainable growth and success.

  • Project funded and land purchased in 2020
  • OPN Architects nearing completion of project design
  • Knutson Construction and Downing, Inc. have been retained for construction of building of the main venue and surrounding buildings
  • National operator identified for the entertainment venue with capital funding secured
  • District located on Grand Prairie Parkway, approximately three miles west of the I-80/I-35 interchange
All of these achievements set the stage for the much anticipated groundbreaking scheduled to take place early fall of 2021.

“Quite simply, the advantages and opportunities KeeTown Loop has to offer are unmatched,” Harry Coin said. “This district will provide Waukee and the metro area with entertainment and recreation for families and people of all ages. It will quickly become a center of community and a regional draw which Iowans deserve.”

With this announcement, the project is set to move forward and hit its target grand opening date of fall 2023. More exciting project announcements will be made in the coming months.
